Acquisition of an 11 storey Office Building and associated property for conversion to 116 residential Apartments.

This involved:

  • The provision of an initial 6 month Bridging Loan of £6.9M, sourced from HCC syndicate investors, for the acquisition of the building with a view to then developing and converting the building into 116 Apartments and arranging fractional sales.
  • The sourcing of and securing a £11.5M senior funding exit for the Bridging Loan through Greater Manchester Combined Authority and dealing with and managing the fractional sales impact on the potential funding
  • Sourcing and arranging an additional £4.5M facility 2nd charge equity funding through HCC sourced investors.
  • To also arranging additional £4.5M facility 2nd charge equity funding through HCC sourced investors.
